Two new communities planned in Plain City and Sunbury

Del Webb has broken ground on two new resort-style residential communities in the Columbus region, marking the brand’s entry into the Central Ohio market with one age-restricted development and one open to buyers of all ages. The projects are scheduled to open in spring 2026, with home sales expected to begin that same season.

The developments are Del Webb Maygrass in Plain City, designed for residents age 55 and older, and Del Webb Explore at Northstar in Sunbury, a community positioned as resort-style living without an age restriction. Both communities are being developed under PulteGroup’s Del Webb brand.

Project scale: more than 1,200 homes combined

  • Del Webb Maygrass: 711 homes planned across more than 353 acres in Plain City.

  • Del Webb Explore at Northstar: 570 homes planned on 256 acres in Sunbury within the broader Northstar master-planned community.

At Maygrass, plans call for more than 175 acres of dedicated open space, preservation areas, and trails. The site is located off Mitchell-Dewitt Road, west of U.S. 33, with proximity to I-270 and the Dublin area.

Del Webb Explore at Northstar is planned along Wilson Road, east of I-71, near the Northstar Golf Club, with access to routes connecting to the Polaris area and I-270.

Amenities: clubhouses, pools, fitness, and organized programming

Both developments are designed around amenity centers and resident programming. Plans for Maygrass include a modern lodge-style clubhouse described at approximately 16,000 to 17,000 square feet, featuring indoor and outdoor pools, a fitness center, hobby and multipurpose spaces, and a sports simulation room. Outdoor amenities listed for the community include pickleball and bocce courts, a dog park, community gardens, and trail connections across preserved land.

At Explore at Northstar, plans describe a clubhouse in the roughly 14,000 to 14,500 square-foot range, with a fitness center, movement studio, event and gathering areas, and a sports simulation room. Outdoor amenities include a resort-style pool, pickleball courts, fire pits, and common areas oriented toward golf-course and natural views. A substantial share of homesites are planned to back to golf, woods, ponds, or open common areas.

Home design approach and positioning

Across both communities, the builder has described three design collections focused on single-story living. Disclosed floorplans range from 1,502 to 2,754 square feet, with options that can expand up to 3,590 square feet with an optional second-story loft space.

The groundbreaking events were held in late 2025, with both communities targeted to open in spring 2026.

What changes for Central Ohio’s housing landscape

The projects add a large number of new-build homes in two growth corridors of the Columbus metro area—Plain City to the northwest and Sunbury/Delaware County to the northeast. The developments also reflect two parallel product strategies: a traditional 55+ active-adult community and a resort-lifestyle community offered to a broader age range, both centered on shared amenities and scheduled social programming managed by on-site staff.
